Plain-English guide
The few terms worth knowing
Land value
The value of the land component used by a state or territory for land-tax purposes. It is not usually the full market price of the property.
Document value
A land value copied from a valuation notice, council rates notice, land-tax assessment or another document you already have.
Working estimate
A value you choose when the document value is not available. It is recorded as an assumption so the result is read with the right level of care.
State comparison
The same selected value modelled under each jurisdiction's published treatment. It compares tax treatment, not local property prices.
Portfolio modelling
Current holdings modelled together with one potential property to show the estimated change in annual exposure.
Published rules
Land-tax rates, thresholds and treatments published by Australian state and territory revenue authorities and available at the calculation date.
Assumptions and uncertainty
Results depend on the land values, ownership details and property information entered. A working estimate can help you explore a decision, but it should not be treated as a determined land value or liability.
